CONDITION SURVEYS

We have carried out property condition surveys for a number of clients. A condition survey is usually carried out by an existing property owner to establish the condition of their stock and to produce a maintenance plan for the next 25 years.

This helps them to plan for future investment, or to consider the viability of disposal or redevelopment.

Recently, we have carried out condition surveys for a number of clients, both educational, public bodies and housing providers.


WHAT WE DID

  • Carried out detailed on site surveys of existing properties both internally and externally
  • Produced photographic record of condition
  • Produced report on condition
  • Produced cost plan projecting likely future works required and estimated costs
  • Advised on additional specialist surveys required

Examples include the Tudor Barn in Greenwich, a listed building, Greenwich Theatre, a municipal depot and primary schools transferring to academy status.

DINMONT ESTATE

We have recently carried out external redecoration and repairs to two blocks of flats for a registered housing provider in East London. The works included external repairs and redecoration to the blocks which were transferred from the local authority approximately 8 years ago. Works included repainting of external joinery, repairs to roofs and walkways, repairs to the external parts of the blocks and surrounding areas.

  • Carried out valuations and advised client on monthly payments due
  • Resident liaison and communications with tenants and leaseholders

ALTERATIONS AND EXTENSIONS TO RESIDENTIAL PROPERTIES

We have carried out extensions and alterations to a number of residential properties, some of which arose through our initial involvement in carry out pre acquisition surveys for the Client. The service varies but generally includes design through to delivery on site and ensuring close management of the contractors on site to ensure that the Client gets the best value for money and the best quality work. Often contractors work better under the supervision of a building professional.

Recent examples include the conversion of a farm building into three residential units, extensions to occupied houses and external repair and redecoration of a block of occupied flats.
